Flat roofs are common on extensions, garages, dormers and bungalows across Greater Manchester and West Yorkshire. Because water drains off them more slowly than a pitched roof, small problems can turn into leaks. Here are the signs to look out for.
Standing water after rain
If puddles are still sitting on the roof long after the rain has stopped, water is not draining properly. Over time this puts extra strain on the roof covering.
Blisters, splits and cracks
Bubbles, splits or cracks in the roof surface are weak points where water can get in. They are worth getting checked before they spread.
Lifted edges and trims
The edges of a flat roof take a lot of wind. If the edge trim or the covering has lifted or come loose, rain can be driven underneath.
Stains on the ceiling below
A damp patch or stain on the ceiling under a flat roof is often the first sign of a leak. Check again after heavy rain to see if it is growing.
Repair or replace?
Some flat roofs can be repaired. Others are better replaced, for example with a new timber deck and a new covering. We do both flat roof repairs and flat roof replacements, and our quotes are free, so we can look at your roof and tell you which makes sense.
